Pia De Castro is a fireball. I told my wife that I’d contacted an agent, and wifey said “Oh no! I want the woman who sold the house down the street. They got a good price and lots of offers!” I explained that that was Pia. I knew about her, and even had a brochure of hers, because she’s not above canvassing a neighborhood door-to-door – maybe 150 homes per sale. She sells lots of homes, and she’s got quality resources for all the other tasks – inspections, escrow, house cleaning, foreclosure issues, dealing with lenders… She knows what works. We were a challenge for Pia – Inexperienced, and in a bad situation. The home had to be moved quickly. Pia stepped in and took care of everything. When there was problem, she’d find a solution. She wound up with about two weeks to sell the home, and she still had an open house with about 15 buyers, netting three offers well above the asking price, with terms advantageous for our situation. If I had it to do over, I’d go with Pia (if she doesn’t run away screaming), and simply do what she says. Between us and our neighbor, I can see that she performs well in a variety of traditional and challenging situations. She goes for top dollar, but she only gets a couple percent of it, and you get 94% of it. You come out way ahead. I believe that you are safe just letting her run the whole show. You’d have to work hard doing her job for many years to approach her expertise.
